Frequently Asked Questions (FAQs)
The EMI formula is:
$$ \text{EMI} = P \times r \times \frac{(1+r)^n}{(1+r)^n - 1} $$
Where:
- P = Principal Loan Amount
- r = Monthly Interest Rate (Annual Rate / 12 / 100)
- n = Loan Tenure in Months (Years $\times$ 12)
When you prepay a portion of the loan, the outstanding
Principal Amount (P) is reduced. Most lenders either reduce the loan
tenure while keeping the EMI the same, or they reduce the
EMI while keeping the original tenure. Reducing the tenure saves you
the most money in total interest payable.
An Amortization Schedule is a detailed table showing every single
payment, detailing exactly how much of the EMI goes toward
interest and how much goes toward principal. It
clearly illustrates that in the early years of a loan, a larger portion of your EMI goes
to interest, and as the loan matures, the principal repayment component grows. This is
crucial for financial planning and understanding your debt
payoff progress.
